Caretaker plan

Someone to look at the roof when you are not there

A plan for the house you only fill in the summer.

After each visit you get dated photos and a note in plain words: what we saw, what we did, and what should be done next, with a price. The plan doesn't cover roof replacement or damage inside the house, and it isn't insurance.

  • Roof walks in spring, and in fall on the Year-round and Cedar care plans

  • Post-storm checks when you text us

  • Gutters cleared

  • First pick of off-season dates, on the higher plans

By roof size

How each plan is priced for your roof

The yearly price follows the roof area. We measure the roof at the first visit and write the contract from that.

  • What sets the price

The area of the roof, and which plan you choose: Look, Year-round or Cedar care.

    • Up to 2,500 sq ft of roof

    • 2,501 to 4,000 sq ft

    • 4,001 to 6,000 sq ft

    • Over 6,000 sq ft: quoted after the first visit

  • The first visit

We walk and measure the roof, and the contract is written from what we find.

  • When you get the number

After the first visit, in writing, for your roof and your plan.

  • A roof that needs repairs first

It is priced after the first visit, once we know what the roof needs.

  • How and when you pay

A plan is billed once a year and renews each year. We send a reminder before it renews, and you can cancel in writing.

At each visit

What each caretaker visit holds

  • A walk of every slope

Ridges, hips, valleys, flashings, vents and edges.

  • Dated photos

Each finding photographed and sent to you, with the date on it.

  • A written note

Watch, repair soon, or repair now, in plain words.

  • Gutters cleared

    Debris out, downspouts flushed.

The terms

The plan, in plain words

  • What is included, and what is not

Included: the visits, photos, gutter clearing, post-storm checks and, on the plans that say so, small repairs and cedar care. Not included: roof replacement, large repairs, damage inside the house and storm damage itself.

  • It is not insurance

A plan is a service contract. It does not pay for damage and it is not a roof warranty.

  • Post-storm checks

Text us after a named storm or a hard nor'easter. We go up when it is safe and send photos. We do not climb a wet or windy roof.

  • Billing and renewal

Billed once a year. We send a reminder 30 days before the renewal date, and you can cancel in writing before it.

  • Off-season booking

On Year-round and Cedar care, you choose your dates for larger work before we open the calendar to others.

From a plan member

The text that took the worry out

“I am an hour from the house in January and four from it in March. The photo report is the only reason I know what shape the roof is in.”

Plan questions

Is the plan insurance?

No. It is a service contract for visits and small repairs. It doesn't pay for storm damage and it is not a warranty.

What if I need a bigger repair?

You get a written price from the photo report. The work is not part of the plan and you choose whether to do it.

Can I cancel?

Yes, in writing before the renewal date. We send a reminder 30 days before it.

Do you need to come inside?

Only to look at the attic, and only if you ask us to. Otherwise we work from the outside and the roof.

Ask about the caretaker plan

Tell us about the house and when it is empty. We write the plan from that.
