How pricing works
What a cedar or slate roof costs, and why
A shore roof has no standard price. These are the answers we give before anyone asks.
What decides the price
The roof's area and pitch, how many dormers, valleys and chimneys it has, the material, how many layers come off, and what the deck looks like underneath. Access matters on narrow lots, and the season matters for dates.

What the estimate includes, and what it doesn't
Included: strip and disposal, deck check with a per-sheet price, underlayment, flashings, drip edge, the roof itself, ridge, permit where we pull it, cleanup and the warranty paperwork. Not included: deck beyond the allowance, framing repair, fascia and soffit rot, chimney masonry, skylights, gutters and interior damage from old leaks.

What happens at the visit
We walk the ground, then the roof, then the attic. We measure and photograph, show you what we found, and explain repair or replace with reasons.
Scheduling and the season
Big jobs are booked for October through May. A summer repair is priced the same as any other repair; a rush is priced in the estimate, with the reason.
When you get the number
In writing, after the visit, with the allowance and the unit prices for what can change. It isn't a price by phone.
