What second-home owners ask us

How long does a cedar roof last?

Often 25 to 50 years, less in damp and shaded places. Slate commonly lasts 60 to 150 years.

How much does a new roof cost?

It depends on area, pitch, material, how many layers come off and the deck underneath. We write the number after we walk the roof. See how pricing works.

Do I need a permit?

Almost always for a full replacement. We pull it where it is required, and the fee is on your estimate.

Does the historic district affect my roof?

It can. Many older Cape May houses are reviewed by the city's Historic Preservation Commission before exterior work. Check with the city first; we supply photos and material notes.

How long does a replacement take?

It depends on the size, the pitch and the weather. We give you a range in the estimate.

What are signs I need a new roof?

Curled or split shakes, slipped slate, moss, gaps at the ridge, stains or daylight in the attic and damaged flashing.

What warranty do I get?

Two parts: the material maker's warranty, where it offers one, and our workmanship warranty, with its term and exclusions written on your contract.

Can I be away while you work?

Yes. Most of our customers are. We send photos and a note at the end of each day's work.

Do you require a deposit?

The deposit is on your written contract, with the schedule. We tell you before you sign.

My house was built before 1978. Does that change anything?

Yes. Paint on older houses can contain lead, and the federal lead-safe rule applies to some work that disturbs it. We tell you at the visit if it applies to your job and what it adds.

What about storm chasers at my door?

Check the registration, the local address and the insurance. Don't sign over rights to a claim.

Something we left out?

Call, text or send the form. Graca or Filipa answers.
